The Productization Effect

How integration-ready modules will transform the roles of general contractors, specialty contractors and the entire construction value chain

The construction industry is facing extreme demands for speed, sustainability and customization. The only way to meet these demands is to break free of the constraints of today’s trade-based prefabrication and subcontractor coordination mentalities. Productization drives more value, offers more scalability and bypasses financial sinkholes rampant in trade-based industrialized processes.

As productization becomes more widespread, construction value chain players will reorganize and collaborate more closely through virtual twins. GCs will serve as prime integrators of multi-trade modules. Specialty contractors will morph into virtual makers. Microfactories will become more prevalent.

Forward-thinking business leaders are already adjusting their business models around virtualized processes, digital deliverables and off-cycle product management. Construction teams will ultimately maximize value with integration-ready construction modules that include multi-trade assemblies, generative variants and standardized interfaces. The 3DEXPERIENCE platform offers the functionality necessary to support construction virtual twins, productization and integration-ready modules.

Face New Challenges

To function, the construction industry depends on material procurement and on-site installation. City leaders, too, are responsible for ensuring local residents have reliable access to goods and services—raw materials, finished goods, utilities, labor, and more.

But supply and delivery dynamics are changing. New building materials must be sourced and transported. Modularized assemblies require changes to on-site coordination. Higher goals for reducing waste and recycling materials require entirely new business processes. And supply chain interruptions can occur if sources of goods and services are too centralized.

Leaders in construction and city services are expected to:

supply chain
Improve supply chain agility and resilience, minimizing the impact of disruptions
manage the costs
Manage the costs of supplying critical goods and services to a region
work
Offer economic opportunities to the local population
fiance
Build and operate more sustainably, providing eco-friendly materials and processes
Adopt the strategy

To secure the flow of critical materials, products and services:

  • Stress-test the system. Run advanced simulations on the entire supply chain to expose potential threats, weaknesses and opportunities.

  • Go modular. Reduce costs and accelerate delivery timelines through modular design for fabrication and assembly processes.

  • Hire local. Establish local and regional partnerships. Diversify suppliers to manage costs and offer more opportunities to a local population.

  • Innovate. Encourage small- and medium-sized businesses to rethink their role in the supply chain. Simulate crises, like a global pandemic, to test cross-system impacts.

  • Be sustainable. Reduce carbon emissions. Reuse and recycle materials. Prioritize the procurement of trending green materials such as mass timber.

The 3DEXPERIENCE® platform connects people and systems to provide unmatched visibility into the supply chain. Advanced analytics and simulations on the platform offer the ability to reduce risk, increase resilience and manage costs of limited resources.
